First, consider looking for the country club, golf community. Why? If you don't like the club and golf course, then why buy a house there? Also, when you are looking at the clubs you can eliminate the clubs because of the range of the housing prices, too high or low. Then, focus on the homes in the area. Tucson, Arizona homes that are priced smart continue to sell fast, while the overpriced ones stagnate on the market. I know it's hard to realize how ugly this market is right now, however, homes are selling. In Tucson it doesn't matter what you "think or wish" your home is worth, it's what the market is doing, and are moving all the time. You need to get it priced correctly from the beginning, otherwise you could play chase the market down. I've seen this happening around Tucson. I know if most sellers ask themselves " would I pay this much for this house?" then the picture becomes clearer.

Every summer new clients ask me about the summer heat in Tucson, and how locals survive. One way to trim the heat is to do things early in the morning when the temperatures are in the 60's. Then, the other good time to avoid the heat is early evening. However, if you have to do something in the afternoon it's not impossible, unlike being snowed in. And, if you have a pool it helps pass the summer heat.

National new home sales dropped last month to lowest level since they have been tracking the information. Is this really bad news? People bought the new homes, and the builders sold the new homes. So,  where is bad news? Maybe fear, or in some cases people can't sell their home to move to another home. Without a doubt tough decisions have to be made, but to the people buying the new homes are getting low rates, and new homes at a low price with builder incentives.
